Franklin Properties selects well qualified applicants.    We are teamed up with national credit reporting agencies, we pull credit, background information, financials, and we verify previous rental and/or mortgage payment history.

Inspection Policy

Franklin Properties will provide a detailed property condition statement upon move in of your new tenant.    This detailed report is then kept within our files and upon move out of your tenant, we will walk thru the property again to match up the reports.

Maintenance and Repair Services

Franklin Properties is teamed up with independent contractors for painting, cleaning, and repairs and we don't charge anything extra.     Franklin Properties recommends purchasing a homeowners warranty during the lease term.

Vacancy Rates

Vacancies are expensive so we make every effort to minimize any vacant time.   We monitor lease expiration dates and will not lease month to month without increasing rent.    Franklin Properties does not charge a management fee the time that your property is vacant.

Rent Collection and Disbursements

Rent is due on the first of the month and considered late on the 3rd of the month.   If rent becomes delinquent eviction notices are given immediately.   We process rent proceeds promptly.   Rent proceeds are then disbursed by the 10th of each month.
